About Us
Integrated Sustainability Solutions, Inc., (ISSI) utilizes the firm’s unique integration business model to serve the needs of the commercial office, retail, industrial, multi – residential, food industry, education, and non-profit business sectors. The integration model is a key component to achieving maximum economic results. The project components include 1) a Phase 1 study (preliminary findings and recommendations); 2) Phase 2 (development of a detailed implementation plan); Phase 3 (Program Maintenance & Monitoring); Phase 4 (Program upgrades going forward).
The firm analyzes the facility’s operational plan, usage plans (tenants -common areas), equipment inventory, current building operational costs, existing equipment, tenant occupancy/leases, competitive projects, all utility service partners water, gas, sewage, electric, trash, landscaping, parking configurations and building code impacts. A preliminary sustainability operational platform is designed using creative financing models, cost segregation, rebates, energy, and tax incentives to assist underwriting program costs in achieving estimated operating cost reductions, added asset value, environmental compliance, and a competitive edge in their respective markets. The preliminary Phase 1 is presented to ownership, property management or tenant, to establish mutual understanding of findings and acceptance to proceed to final design. Phase 2 is a detailed scheduling of the implementation plan inclusive of the integration of recommended systems, products, and technologies. It is essential for all parties, buy in, prior to proceeding to Phase 2. The final economic analysis will present a complete financial analysis inclusive of projected reduced operating costs, financing , cost segregation, estimated savings, added asset value, together with the products, technologies and system recommendations to achieve the estimated economic results, inclusive of the proposed implementation schedule for approval.
Components of a Sustainability Program
Clearly, a Sustainability Program contributes to achieving revenue generation and expense control! Sustainability is the application of sound basic business practices and is major Component of Value Creation!
- Evaluate all control systems affecting tenant spaces, meeting room and public spaces.
- Evaluate outside air intakes and exchange systems.
- Evaluate all lighting systems and fixtures throughout the property (exterior and interior) for motion sensor applications, and LED or other retrofit.
- Evaluate all exhaust ventilation systems throughout the property.
- Evaluate Loading dock areas and practices for alternate systems.
- Evaluate software systems, if any, for tracking energy usage.
- Evaluate all trash & recycling practices of plastic, glass, aluminum cans, paper, card board and others.
- Evaluate food waste management practices.
- Evaluate water usage within and exterior of the building including all site irrigation systems for water conservation measures.
- Evaluate the feasibility for Renewable Energy applications - fuel cell - solar – micro turbine - wind - thermo hot water – storage battery.
- Evaluate gas usage and the systems.
- Evaluate purchasing policies/practices in reference to the supply chain and its sustainability program impacts.
- Evaluate professional cleaning practices and their use of cleaning/chemical agents.
- Evaluate maintenance practices throughout building operations.
- Evaluate landscaping practices and systems.
- Evaluate all glass wall areas for transmission standards for window film applications.
- Evaluate all HVAC Systems, and control platforms.
- Inspect rooftop for replacement or condition for system installations.
- Evaluate Energy Management and control systems.
- Evaluate infrequent space use controls. (Motion Sensors)
- Evaluate 24 months of electric, gas, trash and water/sewer bills and plot on Verdafero Metrics Model to establish base line and usage trends.

- Will not apply any mark ups or fees, while under contract, to any product or system selected for your defined Sustainability Program. All negotiated benefits will always accrue to you the client.
- We will work with your personnel in a manner that will promote them in all implementations, achievements and recognitions.
- We will promote your company and your property(s) Sustainability Achievements in every manner appropriate (local, regional and national) to achieve industry leadership and environmental recognition and be the recipient of all awards available.
- We will pursue every incentive, rebate and reimbursement applicable to your sustainability program from the applicable agencies for the property and its location. Such realized incentives, rebates and reimbursements shall be utilized according to the client’s discretion.
- We will conduct ourselves with best practices and professionalism at all times and respects all personnel we work along side of with integrity, cooperation and encouragement for their achievement and personal pride.
- We understand the uniqueness and operational standards within the commercial industry and will maintain those principles in our implementation phase.
- We will always consider the impact on tenants when considering any system, product or implementation procedure. A thorough analysis will be conducted to determine positive, negative or neutral impacts and all mitigation adjustments shall be applied to the decision-making process for the client’s final decision.
- We shall be fully sensitive to all property operations to achieve the least disruptive impact and where impact may occur, work with all personnel to achieve minimum impact with a cooperative plan.
- We shall perform our services with complete transparency with you, the client, excepting any applicable proprietary information.
- We shall maintain and adhere to all confidentiality requests, requirements, and information provided necessary to our engagement and policies, the client may request throughout our engagement. Such items shall be discussed prior to beginning the engagement.
